FH6 Player Houses Guide — All 8 Locations, Costs & Perks

Forza Horizon 6 houses

Forza Horizon 6 has 8 player houses scattered across Japan. Each one grants a permanent perk that stacks — own all 8 and you benefit from every perk simultaneously. No need to set any house as "active." Just buy it, and the bonus is yours forever.

Why Houses Matter

Houses are the best early-game investment in FH6. A daily Wheelspin alone generates millions of credits over weeks of play. The right house bought early can fund your entire garage.

All perks are passive and permanent. You can fast-travel to any owned house, but the perk works regardless of which house is set as your home.

All 8 Houses — Locations, Costs & Perks

1. Mei's House

PropertyDetails
LocationOhtani Region (starting area)
CostFree (unlocked during tutorial)
WristbandNone (automatic)
PerkAutoshow Access — Unlocks the ability to buy cars from the Autoshow

Your first house. Without it, you can't buy cars. Obtained automatically during the first hour of gameplay.

2. Tokyo House

PropertyDetails
LocationTokyo City (central district, near Shibuya Crossing)
Cost2,000,000 CR
WristbandGreen (2,500 Horizon Festival Points)
PerkDaily Wheelspin — One free Wheelspin every 24 hours you log in

🥇 BUY THIS FIRST. This is the most important purchase in FH6. A free Wheelspin every day adds up to 365 Wheelspins per year — worth tens of millions in cars and credits. If you have the Premium Edition, this house is free.

Strategy: Save every credit until you can afford this. Don't buy cars. Don't upgrade. Get the Tokyo House, and it will pay for everything else.

Premium Edition players: This house is free. You get the daily Wheelspin from day one. Use it.

3. Minka House

PropertyDetails
LocationMinamino Region (countryside, near rice fields)
Cost750,000 CR
WristbandYellow (1,000 Horizon Festival Points)
Perk+10% Credits in Horizon Stunt Party Events

Good second purchase if you spend time in Stunt Party multiplayer. The 10% bonus adds up across dozens of events.

4. Hakusan Mountain Lodge

PropertyDetails
LocationHokubu Region (northern mountains, near ski resort)
Cost1,500,000 CR
WristbandBlue (6,000 Horizon Festival Points)
Perk+15% XP in Dirt & Cross Country Races

Perfect for off-road enthusiasts. If you spend most of your time in rally and cross country events, buy this after the Tokyo House.

5. Fuji Unkai House

PropertyDetails
LocationSotoyama Region (near Mount Fuji viewing area)
Cost2,500,000 CR
WristbandOrange (12,000 Horizon Festival Points)
Perk+10% Career Driver Bonus — More credits from Horizon Jobs (delivery, taxi, food delivery)

If you enjoy Horizon Jobs (the GTA-style side missions), this pays for itself. If you skip those, save your credits.

6. Vision House

PropertyDetails
LocationTakashiro Region (coastal, near Legend Island ferry)
Cost3,800,000 CR
WristbandPurple (16,000 Horizon Festival Points)
Perk-15% Autoshow Discount — All Autoshow car prices permanently reduced

Expensive upfront, but if you're a collector buying dozens of cars from the Autoshow, this saves millions over time. Buy this before making any large Autoshow purchases.

7. Yashiki House

PropertyDetails
LocationIto Region (traditional Japanese mansion near the coast)
Cost5,000,000 CR
WristbandGold (Master Explorer — 20,000+ Discover Japan Points)
PerkSuper Wheelspin Per Week — One free Super Wheelspin (3 rewards) every 7 days

Endgame property. A Super Wheelspin per week is fantastic, but the 5M price tag means you buy this when you're already rich from the Tokyo House. The Gold wristband requires nearly complete Discover Japan progress.

8. The Estate

PropertyDetails
LocationLegend Island (endgame area, unlocked after Gold Wristband)
Cost10,000,000 CR
WristbandLegend (complete Horizon Invitational + Gold Wristband)
PerkAll Previous Perks Doubled — Daily Wheelspin ×2, Autoshow Discount -30%, Career Bonus +20%, XP Bonus +30%, etc.

The ultimate flex. At 10 million credits, this is the last thing you buy. By the time you can afford it, you've probably already unlocked every car in the game. But the doubled perks make it the most powerful property by far.

Pro Tips

  • You don't need to visit a house to get its perk. Buy it from the map and the bonus activates immediately.
  • Fast travel to houses is free — use them as teleport points across the map.
  • The Estate doubles ALL previous perks, including the Tokyo House daily Wheelspin. You'll eventually get 2 free Wheelspins every day.
  • Don't buy the Vision House until you're about to make a big Autoshow purchase. The discount only matters when you're spending.
  • If you bought Premium Edition: You start with Mei's House + Tokyo House + 5 free cars + a free house in Tokyo City. Take advantage of the daily Wheelspin from day one.
