FH6 Player Houses Guide — All 8 Locations, Costs & Perks

Forza Horizon 6 has 8 player houses. Each one grants a passive perk the moment you buy it — you do not need to set that house as “home” for the bonus to apply. Homes are gated by Discover Japan stamps in the Collection Journal (Yellow → Gold), not by Festival wristband point totals.
Fact-checked August 19, 2026 against Polygon, Red Bull, and Rock Paper Shotgun. Yashiki House and The Estate are the same property (Hokubu, 10,000 CR). There is no separate 5M / 10M mansion that doubles every perk.
Why houses matter
- Perks stack. Own more houses, keep every bonus.
- Fast travel. Owned houses become map teleports.
- Garages. Each house can display cars; some add an extra display slot.
- The Estate is the only property with a full Estate Builder (props, community layouts, visitor space). That is the 10k CR Yashiki plot — not a late-game 10 million CR flex.

2. Tokyo House

Still the best long-term credit engine if you do not have VIP. If you do have VIP, claim it immediately and stop saving 3M for a house you already own.
It is not 2,000,000 CR and it is not gated by a Green wristband at 2,500 Festival points.
3. Yashiki House (The Estate)

This is the cheap “endgame-looking” plot. After Yellow stamp, drive there, move the props blocking the road (about 19 objects), then buy it for 10k.
It is not a 5,000,000 CR Gold-wristband mansion, and it is not a second 10,000,000 CR Legend Island house that doubles all perks.

- Perks are permanent after purchase. Home assignment only changes spawn / default garage.
- Stamps, not wristbands, unlock the For Sale icons. Yellow / Green / Blue / Orange / Purple / Gold on Discover Japan.
- Estate layouts can be browsed from community estates; you still pay for the props.
- Reset an estate from My Horizon → My Estates if you want a clean plot.
